Located in Saskatchewn Canada on highway #263, 5 Kilometers from the South Park Gate of Prince Abert National ParkThe north boundary is fronted by the Emma lake golf course
To the West - 1/4 section of Crown land.
To the South - 80 acres of Crown land.
To the East - 48 acres (Tuddles lake)
Note: Tuddles lake has never been known to have algae, as it is Spring fed. It is heavily populated by wild fowl and would be excellent for canoeing.

Sunnyside beach is just a short walk away.
Shopping facilities, including boat repair, are located on commercial land fronting highway #253.
The resort is located in the boundaries of the rural municipality of Paddockwood.

The Facts
Re: Construction - You will be required:

To obtain a Building permit from the office of the R.M. Of Paddockwood.
Meet minimum construction standards
Install septic tanks (1,000 gal.) or mounds approved by health department requirement.
Well, water from the lake, or Cistern type holding area for water supply.
Good outside housekeeping (cutting of grass, etc.)

* These utilities will be provided to the front of the site only. Each owner is responsible for hook up.
As you have noticed, the present condition of lots is purposely not
disturbed, as not to destroy any young trees which are left to the whims of the purchaser.

There is one entrance to the property and that is basically to control unnecessary, traffic in and around the resort hamlet to assure our residents peace and quiet.
